Do first home buyers pay stamp duty in NSW?
Not on homes up to $800,000 — a full exemption applies under the First Home Buyers Assistance Scheme, with concessional rates between $800,000 and $1,000,000.
When do I pay stamp duty in NSW?
Within 3 months of exchange, and in practice at settlement. Eligible off-the-plan owner-occupiers can defer duty for up to 12 months.
Can stamp duty be added to my loan?
Usually only if your total loan stays within the lender's LVR limits — most buyers pay duty from savings, which is why the first home buyer exemption is so valuable.
